Seven months of setbacks – one happy ending

Some mortgage applications don't need one big solution

They need people willing to solve a series of smaller challenges along the way.

One broker recently shared their experience of working with Skipton on a particularly complex case, where practical thinking and close collaboration helped keep everything moving.

Early in the assessment, background properties were down-valued by an automated system. Rather than taking a rigid approach, underwriter Chris accepted a recent mortgage offer from another lender as supporting evidence, as it had already been assessed by a RICS-accredited valuer.

The same common-sense approach continued throughout the application

When reviewing bonus income, Chris recognised that different employers sat within the same parent group. Instead of treating them as entirely separate businesses, he took a more informed view of the applicant's income.

The broker reflected:

"It has been genuinely refreshing to deal with an underwriter who applies this level of reasoning and real-world judgement."

Later, a separate issue threatened to delay the purchase altogether

The broker turned to their Skipton BDM for support. Working together, they secured an extension to the mortgage offer, allowing the client to complete on their first home after seven months of setbacks.

The broker summed up the experience best:

"This really highlights how crucial BDM relationships are when things go south. We don't always need to call on you, but when we do... wow, it makes all the difference."
